What’s Included in a Tune-Up
A proper maintenance visit is a checklist, not a glance. For cooling season, that means: cleaning the condenser and evaporator coils, checking refrigerant charge, testing capacitors and contactors, inspecting the condensate drain, tightening electrical connections, lubricating motors where applicable, and verifying thermostat calibration and airflow. For heating season: inspecting burners and ignition, checking the heat exchanger visually where accessible, testing safety controls, examining the blower assembly, and confirming proper venting. Both visits include a filter check — and an honest word if your ductwork is leaking air into the attic.
When to Schedule
Cooling tune-ups belong in spring, before the first heat wave makes you find out what’s wrong the hard way. Heating tune-ups belong in fall, before the system carries you through January. If you can only do one visit a year, do the one for the system you depend on most — but both is better. Systems that get regular attention simply last longer and break down less; that’s not marketing, it’s mechanical reality.
What Maintenance Actually Prevents
Here’s what we find on tune-ups, over and over: capacitors drifting out of spec (an inexpensive part whose failure can destroy a compressor), condensate drains growing mold until they back up into the ceiling, filters so clogged the blower is straining, and refrigerant running low from a slow leak nobody noticed. Every one of those is a cheap fix during a visit and an expensive, inconvenient one when it fails on its own schedule.
What You Can Do Between Visits
You don’t need us for everything. Change or check your filter every one to three months — it’s the single highest-value thing a homeowner can do. Keep the area around the outdoor unit clear of leaves, mulch, and shrubs (two feet of breathing room). Make sure supply and return vents aren’t blocked by furniture or rugs. And if something changes — new noises, new smells, rooms that used to be comfortable and aren’t — call before it becomes a breakdown.
